Good morning to all-

Bobby, I hate to hear of this occurrence. I do not envy you the job of keeping up with rental property and maintaining that sort of stuff. I would not like to be in charge of rental properties- too many renters are doubtful at best and downright destructive in their native state...

How much re-build will have to be done? do you have to do it or arrange for a crew?

I had to make some boat trailer repairs day before yesterday, and crawling under the boat and trying to hammer upside down was just about all I could manage- can't do what I used to could do...

All the interior doors and half the jams have to be replaced. Two bedrooms have large holes in the walls and all the walls in the entire house have been used to enhance a couple of childrens’ creativity and imaginations via crayons and magic markers.
Both bathroom floors have to be completely torn out and replaced along with both vanities.
I have to remake the lower kitchen cabinet’s doors and drawers and all the rest of the hardwood floors in the house have to be sanded down and redone.

Yup, I know that my age is a factor here but with the exception of paying a homeless guy (Richard) to clean up scrap, I always do my own renovations.
Granted, I take more 5 minute breaks than I used to and in tight areas I’m not the contortionist than I used to be and the hands hurt a little more after using tools with heavy vibration like a saws-all but I’ll get through it.
The thing is, after seeing so much shoddy mid to finish construction around here, I really do not trust anyone else to do the kind of work I want accomplished.

It is up to the landlord to decide what he wants to do as far as repairs, and how much money he wants to spend. Since we live pretty much next door to his rental properties, and he is a good friend of ours, Bobby helps him out with whatever he can do, and picks up the rents for the owner.
Even so, it is going to be a project, since these people left a horrible mess, and then took almost 3 weeks to clean out what they wanted of their belongings and move elsewhere, even with no power turned on at the property,

Bobby and Yvonne- From what you describe, it sounds to me like a can of kerosene and a match might be the best call... Seriously, that sounds like a great deal of renovation work- more than I would want to take on.

Makes one wonder what goes on in the minds of renters. How could people trash a place like that and continue to live there?

My oldest daughter once said the only time we were 'rich' was when we had rental property. HAD! It ain't worth it. And with depreciation recapture and politicians talking about capital gains tax before sale (i.e. Kamala)...
Thankfully my youngest daughter now rents our farm.

How could people trash a place like that and continue to live there? Because, eventually they get evicted and move to a nice clean place again. The security deposit is worth it to them but they complain when, now, we want first month rent (or two) and last with security deposit. Sad for those who don't deserve it.

The only real answer I can give is, “dunno”.
Every place we’ve rented over the years was improved and if any maintenance was needed, I did it which cost the landlords virtually nothing.
To me, if something gets fixed or upgraded it’s a wash: Our lives become more comfortable and the landlords property is better than when we moved in.

As a matter of interest for those who might believe that culture or race might be key in knowing who will trash a place or make it a home: It doesn’t.
I have rented to mixed marriages, a gay guy, white folks, black folks, Mexicans, Guatemalans and even a couple from above the Mason-Dixon line and nope, slobs and trash come in all shapes, colors and places of origin.

When I get this house finished and ready to rent (for a much higher price), I will try to do some major background and credit checks instead of
renting to anyone who has a fist full of money and hopefully, the owner of the properties will see the logic in it even if it takes longer to rent the house.
