A little OT, but maybe fits better here than elsewhere.

I've noticed that good options seem to be rare for downsizing or even moving out away from the traffic.



Here's a step up from "tiny home" options. Pretty good interior tour that doesn't run too long:


Put it on a basement instead of a slab, even more room. No idea of price (did I miss it?) and of course there's the cost of land and improvements and utility hookups. Nothing is cheap, even permits. Probable would want a deck, maybe front porch, detached garage? Pretty soon you're talking real money. 😜

Ugly exterior color, but I'm sure there are others.

What else have you found... besides the old van down by the river?
 
Looks like the base price is $166k; I'm sure each "upgrade" pushes the price higher.

We built our house in 1994 and it has been mortgage-free since 2008. It's a 2-story, 5-bedroom house in a suburban subdivision that is close to all conveniences (shopping, medical, etc.). It is too large for the 2 of us, but we raised our 5 kids here and have no plans to leave. It seems like homes half the size of ours are selling for absurd prices so why would we move?
 
I have a barn house. I don't suppose it's legal but it was on the farm when we bought it. A three story wooden structure. They put a two bedroom 'house' in it when the farmhouse burned down in the 50's. Two stories (two bedrooms up), a large kitchen, living room and den/bedroom down. Upgraded electric. I replaced the wood stove and put in a waterless toilet. Grey water off the kitchen.
I've seen 'barn houses' built new in pole type buildings with huge garages or businesses on one side around here. Lots of folks talking about living in their cars and vans. I had a nice C class motor home once. Would not have lived in it in our winters. Prices are higher now.
There are rumors of some very nice, better priced tiny homes by Tesla and others.

Those are called "barndominiums" now, Mary. My son lives on 22 acres outside of Bastrop TX; they built a bardominium and it's pretty cool.
 
Our current situation is lots and lots of wood and things you do not generally find in a smaller home from geothermal to heated/cooled garage. It is too small. Yes! We have the plans with some modifications such as glass roll up doors to close the breezeway and direct access to a glassed in patio for the hot tub. Builder is local. Land with my needs is the issue - natural gas, not on a well, close to OKC Gun Club.
